Preventative Maintenance  

When most people think about preventative maintenance, they think of oil changes and brake pads, and other basic steps required to ensure that a car is drivable for as long as possible. When it comes to HVAC, routine maintenance is far more simple and much more important. The reason is this: If you don’t maintain your heating and air conditioning system, its life is shortened, it’s less effective, costs more to operate, and poses safety risks. Heating Maintenance 

At American Weathermakers, we know that your furnace or boiler shouldn’t be something you worry about. Nearly all equipment failures are the result of neglect. Furnaces and boilers are no exception. 

A common misconception is that furnace filters are intended to clean the air that circulates in the home. Actually, the furnace filter is intended to protect the furnace components, to ensure optimum efficiency and complete fuel combustion.

Over time, the moving parts in any kind of equipment need to be lubricated. This is especially true when high temperatures and pressures are present. During the normal operation of a boiler or furnace everything is under stress, minor problems arise. With regular maintenance, minor issues are fixed before they become major issues.  Our technicians are the most thorough in the industry, as is our Heating Tune-Up Maintenance Inspection checklist. 

Our Tune-Up Maintenance Inspection Checklist includes the following:

• Check thermostat operation
• Check all safety controls
• Vacuum clean burners & compartment
• Visually inspect heat exchangers
• Check & adjust pilot, flame sensor and/or HSI
• Adjust burners for efficiency
• Check for gas leaks
• Lubricate all moving parts
• Check blower motor, wheel, belt & adjust tension
• Check filters
• Check flue venting systems
• Check & adjust gas valve, manifold pressure
• Check pressure switch(es)
• Check total performance & operation of the heating system

Cooling Maintenance  

Chicago is a city of hot, humid summers that push any air conditioning system to the limit. The only way to ensure problem-free, uninterrupted air conditioning is to have your air conditioning system checked out annually.

Air conditioner components experience constant pressure fluctuations and extreme temperature swings that throw thing out of whack if left unchecked. That’s why our Air Conditioning Tune-Up Maintenance Inspection is so thorough.

The AWM Air Conditioning Tune-Up Maintenance Inspection includes the following:

• Check thermostat operation
• Check voltage & amperage to all motors with meter
• Check air temperature drop across evaporator
• Check air temperature across condenser
• Install gauges & check operating pressure
• Check for adequate refrigerant charge/possible leaks
• Check suction line insulation
• Lubricate all moving parts
• Check blower motor, wheel, belt & adjust tension
• Check filters
• Check pressure switch cut out settings
• Check electrical lock-out circuits
• Check starting components (i.e., contactors, capacitors, relays)
• Check all wiring & connections
• Check service valves
